<p>The idea of playing with someone else’s money may be even more frightening then playing with your own. However, using investors could be a good way to get valuable information. Investment clubs are a great source of information and are recommended if you are new to foreclosure investing. They are made up of local investors who have experience in this kind of business. They can answer questions and tell you if your property is a good idea or not. If you’re actually looking to attract investors then there is no better place. If your idea is good then you should have no problem attracting investors and the money you need. If investors are not keen to jump on board then this could be a sign that your project isn’t such a great deal.</p>
<p>If there are no investment clubs in your area, but you still are keen to attract investors, look in the yellow pages for ads for all types of credit. These are usually money lenders who have investment cash available. Another trick you can try is to find ads with slogans like “We Buy Houses”. <p>What is foreclosure?</p>
<p>Foreclosure is a process that is initiated when a homeowner is not able to pay the mortgage on their property or sell the home quickly or efficiently enough. The financial burden is no longer manageable and the house then becomes the property of the lender or bank. Typically, the property is later sold at a below-market prices in order to settle the outstanding debt. </p>
<p>So, what is foreclosure investing?</p>
<p>The term &#8220;foreclosure investing&#8221; refers to the practice of buying houses that have gone into or are about to go into foreclosure and then selling them on the traditional real estate market. Typically, these homes are sold at auction or at a reduced price, meaning investors can purchase homes for less than their normal value and then &#8211; after doing some repairs and sprucing up &#8211; resell the homes for a profit. </p>
<p>What is pre-foreclosure investing?</p>
<p>Pre-foreclosure investing is the practice of buying a property before it&#8217;s actually foreclosed on, but after the homeowner has gone delinquent on their payments. In this case, the home is purchased from the owner who can at least make enough on the sale to cover a lot of the owed mortgage debt. </p>
<p>The appeal of pre-foreclosure investing is that the homeowner does not have to go through the process of foreclosure, and the buyer or investor is typically able to obtain the property for less than market value since the seller is highly motivated. </p>
<p>Is foreclosure investing legal?</p>
<p>Yes, foreclosure investing is legal and done by many reputable investors and real estate professionals. Unfortunately, there are some unethical individuals and businesses who prey on homeowners in trouble, claiming they can save them from foreclosure while simultaneously stealing their homes. This practice, however, is considered fraud and is illegal. </p>
<p>Does foreclosure investing work?</p>
<p>That depends on what kind of profitable returns you&#8217;re looking for and how fast you want to turn your property around to sell it. Typically, the longer a property appreciates, the greater your return will be. On the other hand, the longer a property appreciates, the greater your carrying costs will be. By carrying costs, we mean the expenses associated with ongoing mortgage payments, taxes, and maintenance. </p>
<p>Also, depending on the location you&#8217;re purchasing in and the current real estate market in the area, you may have a hard time selling or making the kind of profit you might otherwise anticipate.</p>

<p>You can do this business part time to start. For me, I didn’t want a job. A JOB stood for Just Over Broke.  Your boss paid you just enough for you not to quit, and you worked just enough to not get fired. My suggestion is if you’re working at a full-time job, start by doing this business part time. It is important to continue generating income until you cannot afford your current job, or your current job is costing you money.If you currently do NOT have a job, then you have no excuse not to be successful investing in foreclosures. If you do not have a job right now, it IS possible to create a fortune with little or no money down. Is it harder? Yes. Is it possible? Absolutely.  Should you try it? You bet. What else have you got to lose? The most interesting thing is that so many people plunk out hundreds and thousands of dollars for these investing courses before even knowing what a real estate foreclosure is. Let’s look at a comparison, would you pay thousands for a Harley Davidson motorcycle before you even knew what a Harley looked like? I think not. So why is it so many people rush to buy foreclosure courses before knowing what a foreclosure looks like? </p>
<p>So as I learned from the enlightened wealth institute, a foreclosure can look like a completely run down house, with major repairs needed both inside and outside as the homeowner simply ran out of money to maintain the house, keep his/her payments up to date and a tell tale sign is a growing pile of weeds and dead grass in the front yard. Some real estate foreclosures also look like pretty homes in pretty neighborhoods as the homeowner is battling to keep the home and even thought he or she may not be making their mortgage payments, they are still able to pay their utility bills and keeps the house looking pretty.</p>
<p>From a pure paper analysis, a Real Estate foreclosure usually occurs when the borrower fails to pay the debt. The bank then typically files a notice of default after ninety days and the clock start ticking to the day where the bank will take possession of the home. It is important to keep in mind when and if you do start foreclosure investing that there are different reasons the homeowner got into this position; such as taking on too much loan amount, the loss of employment, death, bankruptcy and other reasons. You will negotiate better with the homeowner if you can empathize with their situation.</p>
<p>We hear it on the media all the time now that yes indeed we are in a tsunami of foreclosures in America right now. Investing in the foreclosure market then is like learning to swim, you need to watch out for the deep water and be aware that there are a lot of sharks out there as well. You can’t just dive in deep without slowly training yourself up for it and start in the shallow clear water first. For instance, don’t try to do a one million dollar priced home as your first foreclosure deal. Target homes that are worth two hundred thousand or less so that you have less risk if anything goes wrong. It also makes sense to have a coach in the beginning; either ask a local real estate investor doing well to coach you for a fee or investigate all the real estate courses out there.</p>
<p>So in case you want to start a foreclosure investing business, all you have to do is just jump into the water you have been trained for. Here are some tips that will help you make better deals in the foreclosure market:</p>
<p>1. Get some private money contacts or pre approved by a lender. This will hasten the process of buying the property. </p>
<p>2. Get a great real estate website and blog that attracts buyers so you can ‘cash out’ of your property in days because you had buyers ready!</p>
<p>3. Google “foreclosure education and strategy” to find FREE resources.</p>
<p>4. Invest at least 5 hours a week learning more about foreclosure investing, start out with fifty dollars or so to buy some reading material on foreclosures.</p>
<p>5. Consider investing in a higher end coaching program to be guided step-by-step by people who have a successful track record.</p>

<p>Your first step is to contact the owners of the properties.  Since 9 out of 10 foreclosures are single family residences, most of the owners can be found at the properties.  You can reach owners in different ways.  The most obvious is the telephone &#8211; if it is listed and if it is still connected. But generally, your most efficient methodology will be a letter writing campaign.</p>

You should send letters to all of these people. Further, you will need to send letters repetitiously. <p>Experience has shown that a low key approach, whether in person or by mail, is your best course. Your goal is to have a meeting in which you can discuss their problem and how to resolve it.  The usual approach is for you to offer a sum of money in addition to paying the existing monthly payments that are overdue.  You have to leave a significant profit for yourself, and the best way to explain this is, that if you take over the mortgage, pay the owner money, fix up the property for sale, and wait for it to sell, you have to receive a profit for your efforts and risk. Your ultimate goal of your negotiation, of course, is to pay the owner the smallest amount of money possible for his equity.  If can’t make a profit, you must move on to the other properties.</p>
<p>Using your foreclosure investing software, you are able to find properties with equity.  However, <u>there is also a way to make money with properties that have no equity</u>.   You do this through a “short” sale with the lender, that is, by paying them off at an amount lower than the existing balance.
